Decoy is a striking contemporary new-build dwelling, replacing an existing bungalow with a highly considered four-level home incorporating a full basement.

The project involved the complete demolition of the original structure and the creation of a modern family residence designed to maximise light, volume, and spatial connectivity. Double-height spaces, large glazed openings, and a carefully planned internal layout enhance the relationship between interior and exterior, creating a bright and open living environment.

AS Studio delivered a comprehensive service across all stages, including full planning, tender, and construction drawing packages. We also led the interior design and provided site supervision through to practical completion, ensuring a cohesive vision was maintained throughout.

Planning approval was achieved in collaboration with PPMS Planning, supporting the successful delivery of this distinctive and high-quality home.
